The Posting

At John Paul Construction, we believe every project is an opportunity to improve on what has come before. To foster that mindset, we hire the brightest and best in the industry, encourage collaboration, and embrace innovative thinking and new technology.

As part of our ongoing growth, we are hiring a Quantity Surveyor for a residential project in West Dublin.

  • Prepare and manage tender packages, evaluate subcontractor returns, and lead negotiations through to the placement of subcontract agreements.
  • Take ownership of the commercial and financial management of subcontract packages from procurement stage through to final account settlement.
  • Measure and quantify works on site to support valuations, variations, cost reporting, and subcontractor assessments.
  • Assist in the preparation of cost forecasts, budget tracking, and contract value reconciliations to ensure commercial performance targets are achieved.
  • Prepare and agree interim valuations and variations, ensuring all changes are fully substantiated and captured as the project progresses.
  • Continuously update projected final accounts and provide timely reporting on commercial performance and cost exposure.
  • Work closely with project and site management teams, challenging and influencing commercial decisions to maximise project profitability and minimise risk.
  • Safeguard the company's commercial and contractual position by ensuring all entitlements are identified, documented, and recovered.
  • Proactively identify commercial risks and opportunities, developing mitigation and value-enhancement strategies where appropriate.
  • Monitor and manage cash flow performance, ensuring timely applications, payments, and commercial recoveries.
  • Support pre-construction and bid teams with cost planning, tender analysis, and commercial input as required.
  • Demonstrate strong commercial acumen, accountability, and a proactive approach to managing project finances.
  • Effectively manage competing priorities through strong organisational, communication, and negotiation skills.

Requirements

  • Relevant third-level qualification in Quantity Surveying, Construction Economics, Civil Engineering, or a related construction discipline.
  • Minimum 5 years’ experience in a Quantity Surveying or commercial role, preferably with a recognised main contractor operating on large-scale construction projects.
  • Proven experience delivering residential, commercial, civil engineering, or mixed-use projects, with responsibility for procurement, subcontractor management, valuations, variations, and final accounts.
  • Strong understanding of construction contracts, commercial reporting, cost control, forecasting, and risk management within a main contracting environment.
  • Excellent interpersonal and communication skills, with the ability to build effective relationships with clients, consultants, subcontractors, and project teams.
  • Ability to work collaboratively with site management and project stakeholders while positively influencing commercial and contractual outcomes.
  • Highly organised with strong analytical, negotiation, and problem-solving skills, capable of managing multiple priorities within a fast-paced project environment.
  • Proficient in Microsoft Office Suite, particularly Excel, and experienced in the use of commercial management and project reporting systems.
  • Demonstrates strong commercial awareness, attention to detail, and the ability to take ownership of project financial performance.
